Because you have full property buyout access, your guests can enjoy the property all weekend! For example specific event activities:

• Friday: Property access for setup and a 2-hour ceremony rehearsal. On-site welcome bonfires/rehearsal dinners are permitted until 10:00 PM.

• Saturday (Main Event): Vendor setup opens at 10:00 AM. Amplified music and outdoor reception events conclude by 11:00 PM in accordance with local quiet hours.

Our wedding pricing is divided into two distinct parts: the Venue Fee and the Lodging Buyout.

• Venue Fee: Covers exclusive event access to the grounds, creekside ceremony site, reception field, and amenities.

  • Shoulder Season: $4,500 (May, October & November)

  • Peak Season: $9,500 (June – September)

• Lodging Buyout: Covers reserving all 21 cabins for your guests (which can be paid directly by the host or split among guests).

Not at all! While you are responsible for securing the full property block, most of our couples choose to have their guests pay for their own cabins, just like they would at a traditional hotel. We can provide a custom booking link or help you manage room assignments so your guests can easily cover their lodging, which significantly offsets your total investment for the weekend.

No. We believe in total transparency. Your Venue Fee secures the space. While we have incredible preferred partners like Catering by Kelly’s and Paige Kelly Events who know the property intimately, you are not subjected to hidden venue-imposed catering minimums or restrictive mandatory vendor lists for things like photography or florals.

KOTI provides the physical venue, ceremony site, cabin lodging, and utilities. Since our reception area is a beautiful open canvas, couples typically work with our preferred partners (Catering by Kelly’s & Paige Kelly Events) or their own chosen vendors to bring in:

• Reception tent, tables, and chairs

• Catering, linens, bar service, and event insurance

• DJ/Band, photographer, and floral/decor

• Note: Our 21 cabins include 21 private bathrooms, but high guest counts may require an additional restroom trailer.

We love hosting wedding parties and understand that sometimes the ceremony or reception will occur at another beautiful northern Michigan property. That being said, our cabins still make for a great spot for everyone to gather and stay before and after the main events.

Whether you are seeking an intimate stay for just the bride and groom, accommodations for the bridal party and immediate family, or wish to reserve all our cabins for your entire party, we offer more flexible booking options.

We break down payments into manageable installments leading up to your wedding weekend:

• Initial Deposit (25%): Due upon signing your agreement to lock in your venue dates and secure the 21-cabin lodging block. Fully refundable if canceled 18+ months prior to your event.

• Second Payment (25%): Due 9 months prior to your wedding weekend.

• Final Balance (50%): Due 90 days prior to your arrival date.

Note: If your guests are paying for their own cabins directly through our custom booking portal, payments collected from guest reservations will be credited toward your lodging balance as they book!
