KOTI Vacation Rentals
Primary Cancellation Policy:
Cancelations made 30 days before your check-in date will result in a full refund.
Cancelations made 7-30 before your check-in date will result in a 50% refund.
Cancelations made within 7 days of your check-in date are non-refundable.
If booked fewer than 30 days before check-in, receive a full refund for cancellations made within 48 hours of booking and at least 14 days before check-in.
If you decide to check-out prior to your reserved departure date you are responsible for the full reserved period.
Check-In/Check-Out:
Check-in is 4:00pm
Check-out is 10:00am
Pet Policy:
Cabins can be reserved with one dog for an additional fee of $125 regardless of the duration of stay. Sorry, more than one dog is not allowed. Please make sure to add-on the additional pet fee at checkout. Dogs may not be left in cabins unattended and are not allowed on furniture (bed, couch, etc.). Use green space for dog relief and place dog excrement bags in outside doggy stations or GFL trash bin near the KOTI office. Doggy bags are not provided, so please bring your own. Dogs must remain on leash at all times outside your cabin. This is the law in the State of Michigan and a $125 ticket from Animal Control may be assessed. Service dogs are authorized. If any damage is caused, please notify KOTI management right away in order to better clean or fix the issue. Damages will be assessed and charged during or after checkout. Sorry, cats and other types of animals are not allowed.
Washer/Dryer Use:
Horse Supplies such as: horse blankets, saddle pads, wraps, etc. are not allowed to be washed or dried in our machines due to the capacity limitation and likely damage. Please use only for standard laundering, such as clothes and towels.
Recreation Vehicle & Trailer Parking:
Parking an RV or a trailer at your cabin is not authorized. Each cabin has one reserved parking location for one vehicle. Additional parking is available on-site. If you are traveling in a motorhome, or need assistance with another parking related concern, please reach out to management prior to your arrival for support.
Electric Vehicle Charging:
It is not authorized to charge your EV or to run power to any large outdoor electrical device from your cabin or outdoor electrical hook-ups.
Quiet Hours:
“Quiet Hours” are between 9:00pm and 9:00am.
Loud music or disruptive behavior is not allowed. Disregard for this policy will be addressed and guests may ultimately be asked to vacate the property if non-compliant.
Smoking & Vaping:
We do not allow smoking or vaping indoors or on any attached patio. A $500 fine will be charged for observance, or if any ash or smell is discovered in one of the cabins or on the patios.
Occupancy Policy:
Our homes are for the sole use of the person making the reservation. Reservations are non-transferable. Guests may not exceed maximum occupancy. Guests in breach of this agreement will be asked to vacate the property and charged if property damage applies.
Condition of Premises:
Cabins will be left in the condition originally occupied. During the stay and upon departure guests are responsible for notifying KOTI management of any damage caused and/or if damages are expected to occur.
Damage Policy:
Damages to any property inside or outside, including but not limited to furniture, linens, walls, the grounds, will be charged according to the cost to repair or replace such damaged property.
Entry:
KOTI management reserves the right to enter any building on the premises for inspection or repair. Prior notice to the guest will be provided.
Lost/Stolen Property:
KOTI management shall not be responsible for any of the guest's property if lost or stolen either from guest's rented premises or from any parking, storage, or common area in or about the premises, and the tenant assumes all responsibility for the security and safekeeping of any such property. As a courtesy, items that are left behind and discovered by KOTI staff after checkout will be held for 30 days; coordination for retrieval of items left behind is the responsibility of the guest. After 30 days if an item is unclaimed said item will be disposed of or recycled.
Personal Property & Injury:
KOTI ownership/management does not insure against personal injury or personal property damage.
Guest agrees to indemnify and hold harmless owners and management from all claims, disputes, litigation, judgement, and cost of attorney fees resulting from any loss, damage or injury.
Weather conditions, including snow, ice, and freezing temperatures, can create hazardous conditions on the property of KOTI Community including but not limited to walkways, driveways, parking areas, steps, and decks. Agreement with this policy acknowledges that your party is aware that these conditions can create a risk of slips, trips, falls, and other injuries.
KOTI Community may not be able to immediately clear all snow and ice from the Property, and that even with reasonable efforts, some areas may remain slippery or hazardous. Natural variations in weather can cause conditions to change rapidly and without warning.
Guests voluntarily assume all risks associated with winter weather conditions on the Property, including but not limited to:
Slips, trips, and falls
Injuries resulting from falls, including but not limited to sprains, fractures, head injuries, and other bodily harm
Exposure to cold weather elements
Difficulty walking or navigating the Property
Guests that agree to these terms and conditions release and forever discharge KOTI Community Inc., its owners, officers, employees, agents, and representatives from any and all claims, demands, actions, causes of action, liabilities, losses, damages, costs, and expenses (including attorney's fees) of any kind or nature whatsoever, known or unknown, suspected or unsuspected, which now has or may hereafter have against the Released Parties, arising out of or in any way related to their stay at the Property and the associated weather conditions, even if such claims are based on the negligence of the Released Parties.
Guests understand that these terms and conditions and release of liability includes, but is not limited to, claims for personal injury, property damage, and any other losses or damages that may be sustained while on the Property.
Cabin Reassignment Policy:
Due to limitations within KOTI Vacation Rental’s booking software, and in consideration of potential weather-related events, guest accessibility limitations, other guest reservations/requests, unforeseen maintenance issues, or other circumstances beyond our reasonable control, KOTI Management reserves the right to reassign your reservation to a different cabin of comparable or superior quality.
Comparable or Superior Quality: While we will strive to provide a cabin that meets or exceeds the standards of your original booking, slight variations in property positioning and layout may occur.
Guest Acceptance: By confirming your reservation, you acknowledge and accept the possibility of cabin reassignment under the conditions outlined in this clause.
Guest accessibility limitations: The guest understands that they must tell KOTI management of any accessibility limitations, so that KOTI management can attempt to provide a cabin that fits the guests needs. KOTI management does not guarantee that a cabin will be available that completely fits all accessibility needs.
Mediation:
Guest agrees to mediate any dispute or claim arising out of this agreement. Mediation fees, if any, shall be divided equally among parties involved.
Guest Acknowledgement:
Guests that agree to these terms and conditions acknowledge that they are of legal age and competent to agree to this policy and make a reservation. Guests in agreement acknowledge that they have carefully read these terms and conditions and fully understand its contents. Guests also acknowledge that by agreeing to these terms and conditions they are doing so voluntarily and without any duress or coercion.
